DSCR Loans: Assess Rental Cash Flow Clearly
DSCR loans help investors assess rental-property cash flow against housing costs. Learn the ratio, limits, and next questions to ask. See how it works.

Debt Service Coverage Ratio (DSCR) financing is one of the most powerful tools for residential real estate investors in Southern Nevada.
Instead of examining personal W-2s, tax returns, or employment records, the underwriter looks strictly at the property's gross rental income divided by the proposed monthly PITIA payment (Principal, Interest, Taxes, Insurance, and HOA dues).
A DSCR ratio of 1.0 means rental revenues exactly cover the mortgage, while 1.25 or higher indicates healthy positive cash flow. Because personal debt-to-income is bypassed, seasoned investors can scale multiple doors without hitting conventional financing roadblocks.
